Stick with the asphalt shingles. I just replaced a roof for an elderly man that had metal 'shingles' and it was junk after 10 years. The hidden clips holding the shingles down had worked loose due to temperature change and wind causing the roof to leak in a lot of places. Every place that had a vent pipe also leaked and consequently, I ended up replacing over half of the decking under the metal. We installed a 40 year asphalt shingle and after the first few good rains, the man called and thanked me, He said his whole house was a lot quieter during the bad weather and his utility bills were even cheaper due to better insulation quality.

The last time I had a roof done was about 15 years ago. I used architectural shingles. Not much to say other then what the contractor pointed out to me. They have to put down weatherproof sheathing or something by the gutter that is suppose to extend 3' into the house. Most contractor put down that 3' and call it a day. But since the roof as we all know is at an angle that 3' is not going to extend 3' into the house. That 3' is measured horizontally by code what I was told. A roof with a pitch of 45 degrees would need to be multiplied by 1.4 to meet code. I'll never put asphalt shingles of any type on again. They simply do not hold up to their marketing hype in my experience.
We have 2 ranches with asphalt that are about due for replacement - will get steel. Not a big deal to replace washers/screws on a low pitch ranch. One 2-story with screwed down steel 12/2 pitch and one full hip roof with deck recieved the stamped steel faux-slate stuff about 6 years ago. We have severe winds on a regular basis on the stamped steel and its wind rating was a large factor in choosing it. Wind finally ruined the original 100 year old slates, but they were at the end of their useful life anyways.
Wife loves the new roof - which looks almost exactly like the old roof. Happy wife happy life.
Grew up with standing seam, did my time painting them. My 3 barns have standing seam with a good paint on them, but I hired that job out. Barns will likely get screwed down metal when that time comes, hopefully a couple of decades from now, barring renegade windstorms.

A lot depends upon what's under the current shingles and why the nails are pulling out. Also, how many years until you'll want to sell the house.
If it's a single layer asphalt roof attached to solid decking, it is common practice around here to nail down a new layer of shingles over the existing one. Buys you 15 years for 2/3's the price.

Pdub, we have a metal roof and even upstairs you can hardly hear it when it rains. Was married in a previous life to a carpenter: most shingles are only guaranteed for 25 years, and then it depends on how your attic is ventilated. I much prefer metal sheeting over shingles.Terri B. Wow, it's BangShift alright. Thanks so MUCH folks! Lots to consider and think about. The first bidder is coming today, there will be more than one bidder. It's a learning curve, like everything else is. Unit and I neither one have ever bought a roof.

Sold. Asphalt Weeville Green shingles. Done deal. The guy talked good. Real good, and lots of folks can. But he convinced us it'll be painless and they'll clean up the mess like it never happened. Costs vary state to state, as do building codes. I will give you what we were quoted as soon as I have it in writing, if you think it will help. Our brains failed to record that data for recall.

The guy does this full time, that's his living. He stood out there saying (roof talk on and on and on and on) he could give us whatever in the world we want, and there are varying qualities of metal roofing and most of what they sell as far as metal is for people who don't care what it costs, like doctor's offices and malls and stuff. And he was looking at our house and said to put the best metal on a house like ours would be in the neighborhood of 25 thousand dollars, but we can do that if you....
