A window-mount A/C unit and some wall insulation would cure that issue.

$25 an hour sounds steep, but considering all you're getting...not a bad deal.

The den/jam room I sit in as I type would be converted back to an attached garage if not for the fireplace....will never let the wife talk me into "oh, we can build a garage in time, dear"......never again.
